These Terms and Conditions (“Terms”) apply to your use of estaterentaleugene.com and the services of Oregon Rain Real Estate LLC (“Oregon Rain,” “we,” “us,” “our”). We operate short-term vacation rentals in Eugene, Oregon and the surrounding areas. By using our website, booking a stay, or agreeing to receive messages from us, you agree to these Terms.

1. Our services We offer short-term vacation rental stays and related services, including guest communication and coordination with our cleaning and service providers.

2. Booking through Airbnb Most stays are booked through Airbnb. When you book through Airbnb, Airbnb’s Terms of Service, payment terms, and the cancellation policy shown on that listing apply to your reservation, along with any house rules on the listing. If these Terms ever conflict with Airbnb’s terms for a reservation made on Airbnb, Airbnb’s terms control for that reservation.

3. Payment For Airbnb bookings, Airbnb collects payment. For any optional extras we offer, such as pool heating where available, the price will be agreed before the service is provided. Prices, fees, and taxes are shown before you confirm a booking.

4. Cancellations and changes Cancellations and refunds follow the cancellation policy shown on the listing at the time you booked. Contact us as early as possible if you need to change your stay. Changes depend on availability and on the booking platform’s rules.

5. Guest responsibilities Guests agree to follow the house rules, respect the property and neighbors, stay within the booked guest count, and report any damage or problems promptly. Guests are responsible for damage they or their visitors cause beyond normal wear and tear.

6. Text messaging (SMS/MMS) program Oregon Rain may send text messages to guests, cleaners, and service providers who provide their mobile number and agree to receive texts from us.

• What we send: booking notifications, cleaning schedules, check-in and check-out details, and other service updates. We do not send marketing texts through this program.
• How you agree: you consent by giving us your mobile number and agreeing, verbally or in writing, to receive texts from Oregon Rain about bookings and services. Consent is not a condition of any purchase.
• Frequency: message frequency varies based on bookings and schedules.
• Costs: message and data rates may apply.
• Opt out: reply STOP at any time to stop receiving messages. You’ll receive one final message confirming you’ve been unsubscribed. To start again, reply START.
• Help: reply HELP, or contact us at +1 (458) 299-7246 or info@estaterentaleugene.com.
• Carriers are not liable for delayed or undelivered messages.
• Privacy: see our Privacy Policy for how we handle your information. We do not share mobile numbers or texting consent with third parties for marketing.

7. Website use You agree not to misuse our website, interfere with how it works, or use it for anything unlawful. Content on the site, including photos and text, belongs to Oregon Rain and may not be copied without permission.

8. Limitation of liability To the fullest extent allowed by law, Oregon Rain Real Estate LLC is not liable for any indirect, incidental, or consequential damages arising from your use of our website, services, or properties. Our total liability for any claim is limited to the amount you paid us for the stay or service involved. Nothing in these Terms limits liability that cannot be limited under Oregon law.

9. Governing law These Terms are governed by the laws of the State of Oregon.

10. Changes to these Terms We may update these Terms from time to time. The effective date above shows when they were last changed.
